An exciting city fringe project that is expected to be completed in 2020, The Andrew Residences is a mega mixed development property that has both residential and commercial units. This unique concept of having homes in immediate proximity with amenities and services, right within the housing complex has received brilliant response from Singapore property buyers in the past. Given the superior design plans and visionary approach of the developer, one can expect this development to be one of the biggest real estate successes in times to come.
What is interesting is the holistic outlook this development project represents. There is not only an amalgamation of varied purpose-specific units but much more alluring attention to detail. The contemporary design philosophy and striking architecture is accompanied by emphasis on greenery and open spaces. The sturdy construction and intelligently designed interiors shall further be supplemented with great outdoor facilities. All in all, the Andrew Residences promises to offer a lovely living environment where home owners can enjoy wonderful times and make many memories.

The Andrew Residences Residences is being developed under the expert management of MCC Land (Singapore) Pte Ltd. This firm is a subsidiary of Metallurgy Corporation of China Ltd and has created a strong reputation for itself in Singapore’s real estate industry in the past 14 years. In fact, MCC Land has been closely associated with the building of some of the city’s most famous landmarks such as Universal Studios and the Keppel District Park. And with its recent foray into residential development with successful projects such as Tre Residences at Aljunied, Canberra Residences, 1 Canberra, The Canopy and The Nautical, the firm has further solidified its position in the industry. It is then but natural that there are many expectations set upon Andrew Residences and more likely than not, MCC Land is going to deliver with unparalleled finesse.
However, it is not just a reputed, experienced developer that goes into the making of beautiful homes. The residences themselves need to be suitably enticing and comfy. And that is exactly what new launch property will provide, as is reiterated below.

The Andrew Residences Review
It’s been approximately 2 years since we last seen a new launch in the Potong Pasir precinct. In 2013, it was Sennett Residence which was launched first in March, followed by Sant Ritz and lastly The Venue Residences - all just within months apart. The Andrew Residences is possibly the last development in the neighbourhood, and it’s a really big one. Frankly, I am excited because this is one of the biggest mixed residential and commercial property development in the city fringe of Singapore or also known as the Rest of Central Region (RCR) in the last decade. Or some would say, the most anticipated one since North Park Residences in Yishun, which was launched earlier in 2015.
We’ve read through the preliminary details of this new launch development, and here’s what I personally like about this:
Superb City Fringe Location
Needless to say, buying a property is usually about location. Being situated at the edge of the city is always a big plus point, as you will be close to the most important activities that the city has to offer. From extravagant retail options, to lush entertainment and dining outlets, everything is just within your reach. Many would say that it’s so easy to travel around Singapore these days. However, being a “city fringe dweller” for my entire life, you will find the close proximity hard to resist and won’t want to move away. It’s always a cool thing to tell my friends that I am just 5 minutes’ drive from Orchard to home (and I am not joking). You probably have to experience it in order to believe it.
Various Unit Types Tailored To Various Group of Buyers
If you have been visiting, or shopping around for the right property to buy, you are probably not a stranger to the recent new launch projects in Singapore. It seems like developers, or even architects have ran out of steam and ideas with their recent developments. It’s a rather typical sight where a development only offers you a smaller selection of unit sizes to choose from. They are either too big (thus too pricey), or too small to even live in (and you can practicall forget about having more kids). But apparently at Andrew Residences, you will be spoilt with choices as each unit type, especially 2-bedroom and above, comes in various sizes at Andrew Residences.
Commercial Shops Not For Sale
Having am integrated commercial mall (which is called The Andrew Village in this project) means you will have added convenience. But what makes this different from other mixed residential and commercial developments in Singapore?
If you are seasoned enough in the commercial property segment, you will realise that malls are usually more successful when it’s being run by the developer. This is because they will have control over the tenant mix within the mall and in some cases, they able to bring in big retail or F&B brands as anchor tenants. Thus, residents at The Andrew Residences will get to enjoy a good mix of shopping and dining options. On the other hand, if the commercial spaces are owned by individual owners, you will find many shops very unappealing (you’ve probably never heard of their brands) as these shops owners are only concern of getting their units rented out, regardless what kind of business the tenant is running. Can you imagine out of 65 shops, more than 80% are selling apparels or mobile phone accessories?
So, what is a realistic price point for The Andrew Residences?
According to what I know as of 28 Oct 2015, the indicative PSF price is S$1,450 on average. Being a mixed residential & commercial (not for sale) development, how does it compare to the rest of similar developments in Singapore? Let’s take a look.
| PROJECT NAME | ESTATE | REGION | STATUS | AVERAGE PSF (S$) | NO. OF TRANSACTIONS IN 2015 |
| NORTH PARK RESIDENCES | YISHUN | OUTSIDE CENTRAL | UNCOMPLETED | 1,367 | 475 |
| BEDOK RESIDENCES | BEDOK | OUTSIDE CENTRAL | 2015 | 1,374 | 3 |
| HILLION RESIDENCES | BUKIT PANJANG | OUTSIDE CENTRAL | UNCOMPLETED | 1,401 | 15 |
| ANDREW RESIDENCES | POTONG PASIR | REST OF CENTRAL | UNCOMPLETED | ~1,450 | - |
From the comparison above, it seems like The Andrew Residences is only a mere S$50 to S$100 psf difference on average when compared to the other mixed developments. In my opinion, for just a small premium difference to own a similar property nearer to the city (when others are in the OCR), it’s definitely a steal!
Here comes next step. To reaffirm that an average psf of S$1,450 is a good entry price, we need to analyze and make comparison against the neighbouring property developments (the newer ones or under construction).
| PROJECT NAME | TENURE | STATUS | AVERAGE PSF (S$) | NO. OF TRANSACTIONS IN 2015 |
| NIN RESIDENCE | 99 YRS FROM 2010 | 2014 | 1,459 | 8 |
| SENNETT RESIDENCE | 99 YRS FROM 2011 | UNCOMPLETED | 1,269 | 6 |
| SANT RITZ | 99 YRS FROM 2012 | UNCOMPLETED | 1,169 | 22 |
| THE VENUE RESIDENCES | 99 YRS FROM 2012 | UNCOMPLETED | 1,395 | 24 |
| ANDREW RESIDENCES | 99 YRS FROM 2014 | UNCOMPLETED | ~1,450 | - |
Now, it seems like The Andrew Residences will be priced the highest among all the new launch condo developments around the area. But that shouldn’t deter you to drop this property off your shortlist. If you are not a big fan of crowds hanging around your residential complex and prefer more exclusivity, you can always look at those other nearby properties listed above (lesser units and cheaper too). Then again, if you want the best of convenience in life, the Andrew Residences should be considered.
With all being said, the above mentioned features are certainly a convincing testimony of the wonderful living destination that this mega mixed development at Potong Pasir is going to be. However, there are several more positives to it that need be highlighted. One, of course is that given the variety of home sizes and unit configurations being offered, all kinds of families/couples/singles can find a suitable home here. Moreover, the facilities offered cater to the tastes of all kinds of residents including kids and young adults. And above all, it is located in an upcoming city region and incredibly well-planned, is an intelligent investment that shall provide great returns in the future. When there is so much to gain, anyone would, without doubt, be proud to have a home in Andrew Residences.
